Case Study... Marketing a Home above "Market Value"

This listing is the perfect home to illustrate how marketing works.  

The agent valued the home at $890,000.  The Seller wanted $1,200,000 because it was designed by a famous church architect (if there is such a thing.)

Despite being $300k overpriced, the listing received 3 offers from $900k to $1.1million.

No showings were requested until we added a "TruTwilight" session.  That is when the photographer actually goes out at twilight and night to photograph the house.  Real Photography outproduces AI when the photographer is a master.  Additionally, we increased the shot count on the MLS from 60 to 100 photos.

Immediately after the updated photos, showings were booked.

It just goes to show you how value perceptions are created by the marketing. Buyers will make buying decisions from the photos then visit the home to confirm their opinions.  In this case, the visual appeal of the photos on the mls, increased visits to the page.  Then the increased photo count satisfied the viewer that they had a full view of the home.  

Buyers prefer more photos. Not less.

We average 70 photos for our most popular session called "ULTIMATE."  

On the MLS Photos real in the buyer. The video shows introduces the appeal of the outside of the home. And finally the 3DTour is what converts the buyer. The one statistic that we use as a true measure of success with a campaign is the number of visits to the 3DTour.  100 visits generates an offer.
