Floor Plans

The Land Lease is a 5-year lease which expires May 1, 2026. The current annual payment is $9,000.00. Every 5 years the lease amount is subject to review based on land values at that time and any revisions to the lease amount will take effect as of May 1, 2026. These properties have been leased out since the 1940’s with some of the original cottages still in the same family!


The Leases are for “recreational purposes” and full time occupancy is only permitted from May 1st until October 31st of each year and for a maximum of 10 days per month from November 1st until April 30th. If you require a longer possession the Band will "sell" you additional months. The reason for this is to discourage year round occupancy as the Saugeen Indian Band does not collect school taxes or bus children to school from the Leased Land area. There are no property taxes. There is, however, a service fee, currently $1,200.00 per year, for garbage collection during the summer months and for fire and police services. 


A common question is "can I rent the cottage out?” The short answer is no, these are intended for your own personal use. The upside to this is that you are ensured that your neighbours will always be the same and there won’t be any short term renters partying beside you.


As far as values go, these properties tend to increase in value at approximately the same as freehold properties so when time to sell does roll around your investment in the property should do well.


These cottages are a great deal for anyone that wants to enjoy a true waterfront cottage at a fraction of what one on freehold land would cost.
